Heating up; the London lettings market update

As the London lettings market has become so buoyant we started the New Year with our American client who is taking the major step of moving herself and her dog from Seattle, USA to work close to The Barbican in London. Sadly we had lost out on two lovely properties just before Christmas-this is very rare for us so we needed to start the search again with a vengeance in the New Year. With Alexis arriving in a couple of weeks time and wanting to move into her new place before the 5th of February; her start date at work, time was pressing.

The main focus of this brief was to find a comfortable home close to work and a green space as Alexis wants to be able to get home and take the dog out for a walk at lunch time, when work permits. As is usually the case when looking for a home that will accept a pet most of the new builds are ruled out as the head lease often will not allow this. Instead the search was focused on flat conversions in the areas of Angel, Shoreditch and Camden, all within a two mile commute to work.

With some of the letting agencies still on skeleton staff  mode between Christmas and the New Year it was quite a challenge to find suitable properties that were within budget, location and would accept a pet dog.

Undaunted we managed to book in eight viewings for the next day, however, as mentioned before with the the London letting market being so buoyant at the moment three of the properties we’d booked to pre-view had  been taken that morning. We took videos of the five we saw and Alexis really liked two of the properties, the first and the last. We placed a full asking price offer on the last one as she preferred it as it had a small garden and some good outside space; the agent pitched our offer against another that had come in at the same amount and in the frenzied market suggested we offer our “best and final” offer. Essentially we were in a bidding war. With approval we increased the offer and brought forward the start date. However the Landlord still wanted to go ahead with additional viewings and delayed making a decision for four days. We didn’t want to lose the first property we’d seen and therefore offered on this one and secured an earlier move in date than advertised. We were keenly aware that the London lettings market was heating up this January!
